Aidenn Compliance multi documents resource hub
As a property manager, your day is often defined by heavy documents. Between Fire Risk Assessments and Gas Safety Certificates, the administrative burden of processing remedial actions can lead to burnout and an increased risk of oversight.
Enter Aidenn Compliance. We have integrated AI-powered technology into your Fixflo system to transform how you handle these documents. Instead of spending hours manually extracting tasks, our AI assistant processes remedial actions in minutes.
We’ve been busy putting together a library of resources to help you master compliance for every aspect of your portfolio.

Fire Risk Assessments
Managing fire safety is a legal and moral obligation. Our Ultimate Guide breaks down the specific requirements for different types of Fire Risk Assessments.
Health & Safety Risk Assessment (Communal Areas)
Managing communal areas presents a unique set of challenges. Unlike the interior of a flat, these high-traffic zones are under the constant scrutiny of residents, visitors, and contractors. A communal Health & Safety Risk Assessment is vital for identifying trip hazards, lighting failures, or structural issues that could lead to injury or insurance claims.

Combined Health & Safety and Fire Risk Assessment
A Combined Health and Safety and Fire Risk Assessment streamlines your compliance by integrating general workplace hazards with specific fire safety measures into one comprehensive evaluation. This approach ensures all regulatory requirements are met simultaneously by identifying potential hazards and the people at risk, evaluating and reducing those risks, documenting the findings in a formal plan, and establishing a schedule for regular reviews.
While we don't have a specific guide to this, all of the necessary information can be found in our Health and Safety guide and our Fire Door Inspection guide.
Flat Fire Door Inspections (Quarterly) & Communal Fire Door Inspection (Annual)*
With fire door regulations being so stringent, staying on top of the inspection cycles is important for resident safety. These resources explain your obligations for both individual dwellings and shared spaces, and how to manage the high volume of data these inspections generate.

Electrical Installation Condition Report (EICR)
The Electrical Installation Condition Report (EICR) is a legal requirement every five years. These inspections are famously detail-heavy, often resulting in complex lists of C1, C2, and FI codes that require urgent attention.
Lift Inspection (LOLER Thorough Examination)
Under the Lifting Operations and Lifting Equipment Regulations 1998 (LOLER), any lift used to carry people must undergo a thorough examination by a competent person at least every six months. Unlike routine maintenance, a LOLER inspection is a statutory audit of the lift's safety-critical components—similar to an MOT for a vehicle.
Asbestos Survey (Management)
Managing asbestos is one of the most serious health and safety responsibilities a property manager faces. For buildings constructed before 2000, a Management Survey is essential to locate Asbestos-Containing Materials (ACMs) that could be damaged or disturbed during normal occupancy or routine maintenance.
Water Risk Assessment
Landlords and property managers have a legal duty to identify and assess the risk of Legionella bacteria in their water systems. While simple domestic properties are often low-risk, larger sites with complex plumbing, water storage tanks, or "dead legs" in the pipework require meticulous oversight.
Gas Safety Certificate (CP15)
The annual Gas Safety Check is perhaps the most frequent and well-known compliance requirement in residential property management. Every 12 months, a Gas Safe registered engineer must inspect all gas appliances and flues to ensure they are operating safely and efficiently.
