Property managers using Fixflo and SME Professional together can now manage reactive repairs and planned maintenance under a single automated workflow, eliminating manual data entry, duplicate systems, and the risk of missed compliance deadlines.

This is achieved through a major upgrade to our existing integration, which bridges between Fixflo’s specialised maintenance platform and SME Professional’s cloud CRM. While the integration aligns core property, tenancy, and reactive repair data in real time, managing recurring compliance tasks previously required effectively managing recurring compliance tasks.

To support agents facing an increasingly stringent regulatory environment, this upgrade introduces the full synchronisation of Planned Preventative Maintenance (PPM) and compliance workflows. Property managers can now track statutory checks, capture certificates, and protect their portfolios seamlessly from a single source of truth.

Core compliance types covered

This integration automatically handles the essential compliance and maintenance checks that property managers track daily, including:

  • Gas Safety Certificates (CP12)
  • Electrical Installation Condition Reports (EICR)
  • Annual Electrical Inspections and PAT
  • Energy Performance Certificates (EPC)
  • Fire Risk Assessments & Fire Detection System Services
  • Smoke alarm installations
  • Emergency lighting services
  • Legionnaires certificates
  • Boiler services
  • HMO licence works
  • Landlord registrations and insurance

How the Fixflo and SME integration improves property management workflows

By linking Fixflo’s PPM data directly to the SME Professional CRM, the upgraded integration eliminates duplicate data entry, reduces human error, and ensures property managers are always working from a single source of the truth.

  • Automated service events: A daily sync pulls planned maintenance data from SME Professional to automatically create matching service events within Fixflo.
  • Real-time data loop: Once a compliance job is completed in Fixflo, the certificate is instantly documented into SME Professional, and the new expiry date is automatically assigned to the property.
  • A complete audit trail: If a dispute or claim is raised, a digital audit trail is created across both systems. Agents can instantly prove what work was done, when it was completed, and where the certificate is held.

Navigating the shifting compliance landscape

Mitigating risk is a top priority for property managers, particularly as legislative scrutiny intensifies across the UK. Manual tracking and fragmented data leave businesses exposed to missed expiry dates, severe fines, and legal liabilities.

The Fixflo and SME Professional integration is specifically designed to simplify your workflow by addressing major regulatory updates, such as:

  • Awaab’s Law: Setting strict legal deadlines for identifying and tackling hazards, like damp and mould, this legislation demands robust tracking and clear action.
  • The Renters' Rights Act: Driving compliance pressures UK-wide, this legislation places a heavy emphasis on property standards, requiring agents to maintain clean records and evidence of property safety.
  • Upcoming Scottish compliance updates: New statutory timescales for damp and mould as Awaab’s Law reaches Scotland mean agents must investigate, report, and start repairs against a fixed clock and evidence they did, turning reactive maintenance into a deadline-driven, auditable process.

Secure your portfolio against shifting legislation

Failing to track an expiry date or missing an inspection window carries severe legal and financial liabilities. The expanded Fixflo and SME Professional integration shifts your business from a reactive state to a robust, audit-ready footing. It automates the lifecycle of your certificates, keeping your data accurate and protecting your landlords, tenants, and agency from compliance breaches.

The planned maintenance and compliance sync is available now for all users operating both platforms.
