The world of property management is constantly evolving, and at Fixflo, we're dedicated to evolving with it. We want to ensure our platform remains the most efficient and reliable tool in your arsenal. The past year has been a period of significant innovation, which is why we want to highlight our latest product updates.

What has been released this year?

DIRECTORS


Director Dashboards

There is a setting available to turn on your Director Dashboards. This will show Directors information on the block they are the director of, including the number of building issues, quotes, comments and building notifications. 

There is also an additional setting so you can turn on the compliance percentage of the block.

Leaseholder Dashboards

We have the same option for your leaseholders too. If you need more help with this, we have a planned maintenance course specifically for block management on Fixflo Academy.

Directors can send comments to each other

This highly-requested feature was released just this week. It allows Directors to comment to each other as well as their agent, ensuring better visibility and clearer communication across RTMs and RMCs.

Multiple director approval

You can now request multiple director approval on quotes. This feature is available for Manager customers only, so reach out to us if you’d like to know more about upgrading.

The Directors will receive an email that looks like this, informing them they are not the only Director reviewing the quote:

PLANNED MAINTENANCE

Bulk add remedials

You can now easily add more than one remedial issue before you close a planned maintenance job. Each remedial issue will have its own due date and priority number. They will be created as new issues at the issue status ‘Reported’.

Aidenn Compliance

This allows our tool Aidenn to read a certificate and create remedials for you, which you will then need to approve. This comes at an additional charge and is divided into two tiers: 

  • Tier 1 will allow Aidenn Compliance to read a Fire Risk Assessment, Combined Health & Safety and Fire Risk Assessment, Health & Safety Risk Assessment (Communal Areas). 
  • Tier 2 will allow you to do all of Tier 1 plus a Lift Inspection (LOLER Thorough Examination), Asbestos Survey (Management), Legionella Risk Assessment, Flat Fire Door Inspection*, Communal Fire Door Inspection*, and Electrical Installation Condition Report (EICR)*. 

*Currently in development.

Compliance matrix

We have frozen the top row of the compliance matrix, making it easier for you to navigate and see, at a glance, how compliant you are across your entire portfolio. This is available to those on the Professional and Manager packages.

CO PILOT

Better audits on Co-pilot

We have added a ‘Revisions’ tab on each Co-pilot rule, helping you to see who made the changes to the rule.

Bank holiday improvements

It can be difficult to keep up with all the bank holidays in the year, which is why you can now view the bank holiday dates which we have added to the system for you. You can also add new bank holiday dates or closed dates. 

This is all done through our new filter on Co-pilot to help you manage bank holidays.

Offboarding blocks

You can now offboard your blocks (if this is switched on for you). This means that when a block is deactivated on Fixflo, it will move the block into the stage ‘Being offboarded’. 

This means: 

  • Occupants will no longer be able to report issues at the property, 
  • Service events will be archived, 
  • And open issues will remain open so you can work through issues. 

This is a setting only we can change for you, so you reach out if you are interested.

DASHBOARD

Group your dashboard panels by ‘Block’

You can now configure your dashboard panels and group issues by ‘Block’. This can help to understand which of your properties have the most issues.

Improvements to our emails

We’ve increased font size for better usability and accessibility. We have now also defaulted to a darker font on emails. 

 

Contractor app improvements

Contractors now have a calendar view available on the app, making it easier for them to manage their diaries. 

 

New Fixflo Academy courses

There is now a dedicated SLAs course.

What’s coming in 2026?

Improvements to out of office

If you select on Fixflo that you will be out of office, you will be able to choose another member of the team to receive the comment notifications instead, so that important messages are not missed. They will also receive an email notification when a new issue is reported at one of your assigned properties.
