A little preparation can go a long way in keeping homes warm, safe and problem-free, especially during autumn and winter. Tenants may not know exactly how they should go about this, which is where their property managers can step in. Set heating on a timer

Even if you’re out for the day or away on holiday, keep the heat on a timer to maintain a low, consistent temperature. This will help prevent frozen pipes, which can burst and cause major damage. A constant, low heat also significantly reduces the risk of condensation, damp, and mould. 

Keeping the property warm prevents frozen pipes and reduces the likelihood of damp, condensation and mould.

 

Unplug non-essential appliances

Before leaving the house for an extended period such as a holiday, ensure you unplug appliances that don’t need to run, such as TVs, toasters, and chargers. This minimises energy waste and reduces the risk of electrical fires.

 

Fire safety with heating and lighting

Remind tenants to use heating systems and candles safely. Advise them to unplug Christmas lights before leaving the house or going to bed and check that lights and decorations are in good condition to avoid electrical issues and possible fires. 

If you are using a portable heater, take great care by keeping them away from curtains and furniture. On the same note, do not leave candles unattended. Both of these have a heightened risk of causing a fire if left alone or in the wrong place.

 

Proper ventilation

Condensation, damp, and mould can all become more noticeable in the winter, which is why good ventilation is your best defence. 

Even when it’s cold, aim to open windows for a short period each day to allow fresh air out. As we know, damp and mould thrive in wet environments, so the bathroom is at major risk from this. Always use the bathroom extractor fan when showering and the kitchen fan when cooking. 

Above all, consistent heating is the key. It will prevent surfaces from becoming cold enough for moisture to condense on them. This is especially important during sub-zero temperatures in peak winter.

 

Festive decor guidelines

Tenants have the right to decorate their homes in celebration of Christmas and other occasions. However, it is important to be mindful when doing so. To avoid damage to the walls, which is usually a breach of contract and will result in the landlord refusing to give back the full deposit, consider using removable adhesive hooks rather than nails or screws. 

Ensure any electrical decorations, such as lights, are in good working order before putting them around the property. Check particularly for any frayed wires or damage, and always unplug all lights before leaving the house or going to bed.

 

Garden furniture and outdoor equipment

Tenants who have access to their own garden furniture or equipment, take steps to secure them or store them away. WInter storms can pick up unsecured items and cause damage to the property or neighbouring areas.
