Making a checklist of a property's inventory is a vital task that has to take place before the commencement of any tenancy. When furnishings are being provided by the landlord and tenants lose part or all of their deposit if they cause any damage that needs to be fixed, it's important that all parties are in agreement about the state of the property and everything it contains before a tenancy agreement is signed.

The property manager should record the condition of the property and its contents, and then the tenant should do the same. This way, any disputes can be sorted out before the tenancy begins, rather than when it ends.
